Can foreigners buy property in North Cyprus?
Yes. Foreign buyers acquire property with a purchase permit from the Council of Ministers. Your independent lawyer files the application while the purchase proceeds in parallel, and registering your contract at the land registry protects your rights while the permit is pending.
What title deed types exist and how do they differ?
There are three main types: Turkish title (in Turkish ownership before 1974), exchange title (granted through exchange) and allocation title (allocated by the state). Each carries a different legal history and resale profile; your lawyer clarifies which type suits you during due diligence.
How does the purchase process work step by step, and how long does it take?
The route has four stops: discovery tour, legal review and contract, title transfer, and key handover. From contract to keys the process usually takes a few months; the permit application runs in parallel, so it does not hold you up. Your advisor and lawyer manage the whole timeline together.
What costs come on top of the sale price?
Beyond the price you should budget for VAT, title transfer fee, stamp duty, legal fees and the purchase permit costs; in new projects, transformer contributions and site maintenance fees also apply. Ask for a written breakdown of every item before signing — we prepare this table with you at the discovery meeting.
What currency are properties priced in, and how do payment plans work?
Most listings are priced in British Pounds. New developments commonly offer interest-free instalment plans running until handover, while cash purchases increase your negotiating room. In instalment deals, always fix in the contract which currency the outstanding balance is denominated in.
Is buying off-plan safe?
With the right safeguards, yes. The delivery date and delay penalties must be written into the contract, your payments should be protected by registering the contract, and the developer's previously delivered projects should be visited in person. We only list developers whose completed work we have inspected ourselves.
Can I buy remotely without coming to the island?
Yes. With a power of attorney granted to your lawyer, the contract, permit application and title transfer can all be completed without you being on the island. At the decision stage we run live video tours and share morning and evening footage separately. That said, we still recommend at least one discovery visit if you can.
Do I need a lawyer?
It is not legally mandatory, but it is strongly recommended and standard practice. Your independent lawyer audits the title history, reviews the contract, files your permit application and registers the contract at the land registry. Choosing your own independent lawyer, rather than one suggested by the seller, avoids conflicts of interest.
How does my contract protect me?
Your signed sale contract is registered at the land registry; this registration blocks the property from being sold to a third party or encumbered afterwards. When delivery standards, a snagging list and penalty clauses are also written in, the post-handover period is secured as well.
What about rental income, and who manages my property?
Demand comes through three channels: university students, foreign residents and an ever longer tourist season. Iskele Long Beach and Kyrenia center lead for short-term rentals, while the university and city belt suits long-term lets. Professional site management and letting companies can run everything from cleaning to tenant contact on your behalf.
Can owning property help me get a residence permit?
Property ownership establishes a recognized connection for a North Cyprus residence permit application. Since requirements and documents are updated from time to time, we confirm the current procedure together with your lawyer during your purchase.
What about site fees, utilities and the cost of living?
In gated projects a monthly maintenance fee covers pools, security and common areas; the amount depends on the facilities. Electricity and water meters are transferred into your name at handover. Overall living costs sit clearly below Western Europe; we share a current item-by-item picture at the discovery meeting.
What happens if I want to sell my property later?
On resale, the title type, location and the condition of the site are the main price drivers. The sale contract and transfer run much like your original purchase, with a lawyer involved. Answering 'who will I sell this home to in five years' together at the buying stage is how we help you pick the easiest property to exit.
